Nice One

The project is situated in a luxurious area of  Nicosia,  Engomi and in close proximity to the University of Nicosia Campus and presents a set of nine, 1-bedroom apartments, aiming to satisfy contemporary living aspirations.


The apartments are organized around an interior, open to the elements courtyard, which allows light and fresh air to filter through the building. The courtyard, accessible through the entrance lobby and viewed through apartment lobbies on all floors, allows the building to develop a sense of community that is not usually seen in generic building blocks, but is much appreciated and sought after from young urbanites and academics. 


The formal language, in tandem with the concrete frame structural system, allows for a ‘specific’ flexibility in reconfiguring the interior, offering the possibility to adjust to needs that arise both during the design and during the lifespan of the building. The apartments feel airy and spacious and can accommodate all contemporary living requirements. 


All apartments enjoy open views to the south and south west of this luxurious residential area and offer generous verandas with privacy screens for outdoors living. The building offers a class A thermally insulated structure, as well as all modern conveniences, including built in electric sun screens, en suite bathrooms, and generous, wide opening sliding glass frames. All apartments are offered a private parking space, and a storage space on ground floor. 



BUILDING   SPECIFICATIONS


The building – Description

The building is composed of three floors and 9 one-bedroom apartments: the ground floor where the parking spaces and the stores are located, and 3 floors with 3 apartments per floor. There is the possible of joining apartments and making them 2 or 3 bedroom apartments. The construction complies with the local regulations of Energy Performance and all properties have an A rating certificate with high energy performance and low CO2 emissions.
Structural specifications

Frame: 

 The frame of the building will be of reinforced concrete.
Walls: Externally a thermal insulation system will be applied. The exterior walls will be 250mm thick, as well as the separating apartment’s walls, made-up of bricks and plaster, The interior partitioning will be made up of dry walls 100mm thick. 

Roofing – Waterproofing

Non-reinforced concrete, 4mm asphalt membrane insulation, extruded polystyrene. Non-reinforced concrete and cement based water insulation on the verandas and all external floors.

Floorings
All internal conditioned spaces will be covered with screed for covering services.


Paint-work

Three coats of emulsion paint on interior walls in general. Three coats of emulsion and spatula on interior ceilings.  Sandex paint and spatula on exterior ceilings.  Oil paint on the metal surfaces of railings. Oil paints in general will be applied in three coats (primer, undercoat and finish).

External works

General earthworks and concreting works for the shaping of exterior spaces. Low concrete walls on the ground floor at a height of 1m. Construction of public pavement at the entrance of the building and landscaping.  

Plumbing

Water supply will be achieved with a pressurized plumbing system of pipes of a minimum 15mm diameter, hot water return pump, solar collectors with an electric immersion heater, sewage /drainage and drainage gutters on the terrace for rainwater. Water tanks of 1 ton capacity for each apartment. Hot water supply system will be achieved via solar collectors and electric element.   

Mechanical works
Supply and installation of air-conditioning units (fan coils) for each apartment by the installation of the necessary piping, drainage, power supply and external units.  Mechanical ventilation for interior lavatories / bathrooms.   

Electrical works

Installation of electrical parts of European manufacturer. At least 12 free plug sockets, 2 telephone outlets and 2 television outlets to be included. High quality video-phone (intercom) system, electric immersion heater and two-way light switches in the bedrooms. In the kitchen all fitted appliances will be wired inside the walls by a spur fused unit and will include points for oven, microwave, kitchen hob, washing machine, dishwasher,  refrigerator and extractor fan. 

Elevator

Installation of one 8-person elevator with an alarm system in case of emergency. 

Metal works

Anodized aluminum windows and doors with double-glazing. Aluminum Venetian Blinds of external use for the bedroom windows and doors. Metal balustrades to staircases. Metal glass railing on the verandas. 

Wood works

Internal doors, wardrobes and bathroom benches with HPL laminated boards. Kitchen benches and wall units with MDF lacquered finish. Entrance door of the apartment to be ½ hour fire – resistant with timber veneer finish. The bench tops will be of techno-granite.

General

Letter boxes will be installed at the entrance hall of the building, one for each apartment. A lightning rod and central television system (aerial).
